Hi @melissa I’ve been talking to a new Broker and she’s brought us a few opportunities. We’re still trying to work out what makes sense as we’ve had quite a few presented. I’m going to try and upload them to this group if I can.

Sale Price: $1,430,000
Sale Date: 14 Aug 2020
Settlement Date: 12 Apr 2021
Plans and Permits in for Petrol Station/ Carwash and Cafe. Neighbour (residential house on the freeway) has objected so it’s going to VCAT but they believe just as a technicality as they are surrounded by commercial property now.
She wants $1.8m and happy to have a 12 month settlement as she needs cash.
Broker told me we can probably get a lot cheaper as she really needs a cash injection.
She’s scrambling for cash as her other big land deals have hit hurdles and are costing her more than expected.

“We bought for 1.43 + stamp + planning fee for almost 300k and interest”
