These are gold!
There’s significant potential for uplift with a property like this.
Firstly, it’s being sold vacant, and buying with vacancy is a strategy I encourage my students to look at.
It’s also great for tenant diversity. I’ll explain why in the video below.
But there are a couple of deal breakers with properties like these. You must make sure there is separate access.
You must also do your due diligence on recent sales of similar vacant properties. This is crucial so you don’t overpay and wipe out your uplift margin.
