Paul Ryan, a senior economist at PropTrack, explains, “These record sales are not just about the properties themselves but reflect a broader shift in lifestyle preferences post-pandemic. Affordable and accessible areas are now more desirable than ever, with a noticeable premium placed on lifestyle blocks and locations.” The trend underscores a significant transformation in how Australians value their living spaces.
Highlighting the uniqueness of these sales, a renovated church with a private cemetery in the Adelaide Hills fetched $915,000, a dramatic increase from the suburb’s previous high of $265,000. “The property’s charm, combined with its historical significance, attracted a diverse range of buyer emotions, from love to apprehension due to the cemetery,” mentioned Damon Brohier, the selling agent from Ray White – Mount Barker.
Not far behind, a hobby farm in Chain Of Ponds sold for $1.15 million, more than doubling its suburb’s last record. Ashley Palazzo from LJ Hooker noted, “The demand for such properties is climbing, with buyers looking for space and the opportunity to engage in activities like wine-making without straying too far from city conveniences.”
These soaring prices were not isolated to South Australia. New South Wales and Queensland also witnessed significant sales, such as a beachside property in Picketts Valley and a family home in Mount Marrow. Each of these sales not only set new records but also highlighted the growing appeal of combining rural tranquility with suburban convenience.
In Sydney’s outer suburb of Yennora, a large block geared towards developers sold for $3.55 million, illustrating the lucrative potential of well-placed suburban land. Georgia Greet from Ray White – Ipswich emphasized the attractiveness of such properties: “Buyers are increasingly drawn to areas with planned developments, appreciating the blend of beauty and practicality offered by larger plots.”
The sales trends observed over the past financial year indicate a robust demand for properties that offer a balance of lifestyle and convenience, a shift that may redefine residential real estate dynamics in Australia for years to come.
