Sunshine Coast Leads Queensland’s Property Hotspots in Significant Population Growth

In the latest research by Propertyology, the Sunshine Coast has been identified as Queensland’s fastest-growing region, showcasing an astonishing 70 percent increase in population over the past two decades. This remarkable growth highlights the area’s allure as a premier beachside destination north of Brisbane. The findings were shared by Elizabeth Tilley in her article, “Qld’s fastest growing property hotspots revealed,” emphasizing the continuous appeal of lifestyle destinations.

According to Propertyology’s study, which assessed the population dynamics of Australia’s 120 cities and municipalities with over 20,000 residents, the Gold Coast and Livingstone also saw significant increases, with growth rates of 62 percent and 54 percent, respectively. Simon Pressley, head of research at Propertyology, attributes this growth to a mix of factors, including housing affordability, employment opportunities, and lifestyle choices, particularly from those moving away from Melbourne and Sydney.

“The patterns of the last 20 years provide indisputable evidence that there is no direct correlation between population growth rates and real estate capital growth rates,” Pressley explains. He points out that despite lower population increases, cities like Hobart and Adelaide saw the highest average annual capital growth rates, challenging common assumptions about population dynamics and property values.

The Fraser Coast, another region on the rise, has seen its median house value more than triple, from $175,000 at the start of the 20-year period to $570,000, driven by its popularity among retirees and the appeal of its idyllic weather conditions. “Fraser Coast consistently attracts higher volumes of internal migration than metropolitan Brisbane,” Pressley stated, underscoring the area’s desirability.

In contrast, regions like Noosa, despite being below the national average with a 27 percent growth, continue to draw attention due to their unique lifestyle offerings. The Sunshine Coast, in particular, added nearly 100,000 new residents from internal migration alone, many of whom originated from Australia’s larger cities.

These trends underscore a broader shift towards non-metropolitan regions, which have been increasingly favored as work-from-home arrangements become more commonplace, further demonstrated by the recent upturn in Airlie Beach’s local economy and property market.
